How the services fit together

Each service can be commissioned in isolation, but they were designed to interlock. The standard sequence is diagnose, then monitor, then evidence: a subsidence survey identifies the most likely cause and severity; a cause investigation confirms or rules out the suspected cause; a crack monitoring programme proves whether the movement is currently active; an insurance claim support engagement or an expert-witness report turns the technical findings into the evidence pack your insurer, solicitor or court needs.

The pre-purchase inspection and schedule of condition are situational standalones, booked when the trigger is a property transaction or adjacent construction, rather than damage to your own home.

How long each service typically takes

Each engagement has two clocks, the inspection clock and the reporting clock, and the second is usually the longer of the two. Standalone surveys, pre-purchase inspections and schedules of condition turn around faster than cause investigations or expert-witness reports, which carry additional methodology steps. Crack monitoring programmes run across a full summer-winter cycle, with interim updates at each reading. Every engagement is quoted with a realistic timetable before booking, shaped to the surveyor's diary and the urgency of your situation.

How services interact with insurance claims

Many engagements sit alongside a live or pending insurance claim. The interaction matters. Diagnostic services (survey, cause investigation, monitoring) commissioned privately by you sit outside the insurer's process and do not register on your claims record. Once a formal claim is opened, the insurer's loss adjuster appoints their own surveyor and engineer; an independent surveyor's role from that point is usually as the policyholder's evidential counterweight, producing the parallel material that supports a proportionate settlement. Engagements that are explicitly part of a claim, engineer's report, expert witness, claim-support engagement, are scoped accordingly and designed to land in the format the insurer's panel can process directly.

Where each service typically starts

Most homeowner engagements start with the photo opinion. From there the routing is usually clear. A worried owner with hairline cracks usually needs no paid service at all and will be told so. An owner with classic clay-shrinkage damage in late summer is usually routed to a survey with a recommended monitoring follow-up. A buyer in an exchange-critical situation is routed straight to the pre-purchase inspection. A policyholder in dispute with their insurer is routed to the insurance claim support package.
