Subsidence is the downward movement of the ground that supports a building. When the ground drops, part of the foundation drops with it, and the structure above develops cracks because different parts of the wall are now being asked to span across a gap that did not exist when the building was designed. It is one of the most worrying words in property ownership and also one of the most misused, most cracks in UK homes are not subsidence, and the calm answer to most reported cases is "monitor, don't panic".
The plain-English definition
For a UK home, three different ground-related problems get conflated into the single word "subsidence":
- Subsidence. Ground beneath the building drops. The foundation drops with it. The wall above cracks in tension, typically opening downward toward the affected corner.
- Heave. The opposite. Ground beneath the building rises, often after a tree is removed or a leaking drain is repaired. The wall cracks in compression and tends to push upward.
- Settlement. A new building's own weight consolidates the ground beneath it over its first few years. Settlement is normal, expected, and engineered for. It is not subsidence.
The reason this distinction matters is that the right response to each is completely different. A subsidence survey is set up to tell you which one you have.
How common is subsidence in the UK?
Far less common than the worry it causes. Insurance industry data consistently suggests that fewer than one in fifty UK homes ever makes a subsidence claim. The annual number of subsidence claims fluctuates sharply with the weather, claim volumes can quintuple in the year after a hot, dry summer like 2018 or 2022, but in absolute terms, the great majority of cracks reported to surveyors each year turn out to be thermal movement, plaster shrinkage, lintel sag, or normal seasonal cycling that reverses on its own. The honest answer to "is this subsidence?" is, statistically, "probably not".
What does cause subsidence when it is the answer
The three causes that dominate the UK figures are clay shrinkage on susceptible soils (London Clay, Gault Clay, Oxford Clay, Mercia Mudstone, the South East and Midlands carry the most), tree-root influence on those same clays (mature poplars, oaks, willows and eucalyptus within fifteen to twenty metres of a foundation), and drainage failure (a leaking, fractured or root-invaded drain washing fines out from under a footing). How do you know when to actually worry
The visual cues that point at subsidence rather than cosmetic cracking are well established. Diagonal cracks running from the corners of doors or windows, wider at the top than at the bottom. Cracks that appear on both the inside and outside faces of the same wall. Cracks in external brickwork that follow the mortar joints in a stepped pattern. Doors and windows that have started sticking where they did not before. Floors that have begun to slope or door frames that have visibly twisted. None of those, on their own, proves subsidence, but the combination of two or more of them is the point at which a homeowner should send a photo to an independent specialist for a sensible second opinion.
What to actually do if you suspect subsidence
- Don't fill the crack. Filler hides the pattern, the width and any new movement.
- Photograph it. Against a coin or ruler for scale, dated, from inside and outside.
- Wait. A few weeks of patience filters out plaster shrinkage and minor thermal cracking, which simply do not progress.
- Photograph again. If the crack has visibly grown, you now have evidence worth showing a specialist.

Why a chartered second opinion matters
Subsidence diagnosis is a specialism. A general builder, a roofer or even a good homebuyer surveyor will often default to "get a structural engineer in to be safe" because that is the cautious advice from outside the discipline. The seasonal cycle that catches most homeowners out
UK clay-belt subsidence is overwhelmingly a seasonal phenomenon. Through a hot, dry summer the clay beneath a foundation contracts as it loses moisture, especially where mature trees within twenty metres are drawing thousands of litres of water out of the same clay every week. Cracks appear toward the end of summer or in early autumn, peak in width during the dry months, then partially close again over autumn and winter as ground moisture returns. That seasonal reversibility is one of the most useful diagnostic signals there is: a crack that opens in August and is meaningfully narrower by February is almost certainly clay shrinkage rather than active progressive subsidence. It is also the reason any sensible monitoring programme runs across a full summer-winter cycle rather than over a few weeks.
Why a crack is not, by itself, a diagnosis
Cracks in plaster and brickwork have many causes: thermal expansion of materials in summer sun, lintel sag above doors and windows, drying shrinkage of new plaster in the first two years after application, vibration from passing heavy traffic or adjacent construction, and ordinary settlement of a building's own weight. Each of those produces a crack pattern with its own signature: thermal cracks tend to be vertical and consistent in width, lintel cracks run horizontally above openings, drying shrinkage cracks are fine and follow plaster joints, and settlement cracks taper toward the wider end at the top of the wall. Subsidence is the specific case where the crack pattern is diagonal, originates near openings, and is the same on both inside and outside faces of the same wall. A trained eye distinguishes those cases in seconds, which is the entire point of a specialist inspection.
Insurance implications you should know about
Subsidence is covered by standard UK buildings insurance, subject to a specific subsidence excess (set in your policy schedule, and commonly higher than the standard excess). A confirmed and accepted claim sits on the property's claims record for the rest of its life and is disclosed on every subsequent insurance application by every future owner. That disclosure is sometimes priced into a small policy loading and is occasionally the reason a property has to be insured through a specialist non-standard insurer. None of which is fatal to a property's value or insurability, but it is one reason the right time to involve an independent specialist is before, not after, you ask your insurer to record an enquiry against the address.
