The diagnostic process for subsidence is the same everywhere: read the cracks, identify the cause, classify severity, recommend proportionate action. What changes by region is the likely cause. The South East and the Midlands sit on shrinkable clays where summer drying and mature trees dominate the casework. Parts of the Midlands and the North East carry mining legacy. Coastal Norfolk and the Chilterns see occasional washout into chalk solution features. Cardiff and parts of South Wales mix Mercia Mudstone with post-industrial made ground. The five UK soil profiles that account for most subsidence cases

Subsidence in the UK is overwhelmingly a soil story. Five broad ground types account for the vast majority of cases our surveyors attend. London Clay dominates the South East, a highly shrinkable clay that loses volume measurably in a dry summer and is the textbook setting for tree-influenced foundation movement. Gault Clay runs across parts of Kent, Sussex, Surrey and the eastern Midlands, with similar behaviour to London Clay but a slightly different mineralogy. Oxford Clay and Kimmeridge Clay appear across the South Midlands and Yorkshire, again with significant shrink-swell potential. Mercia Mudstone across the Midlands and South Wales is less aggressively shrinkable but is sensitive to drainage failures and made ground. Made ground , historically infilled land, former industrial sites, terraced gardens on cut-and-fill, is its own category and produces some of the most unpredictable settlement patterns we see.

Regional patterns in subsidence claims

Insurance industry data consistently shows the same regional ranking year after year. Greater London and the wider South East account for between forty and fifty per cent of the UK's annual subsidence claim count, despite holding a much smaller share of the total housing stock, a direct consequence of the clay belt geology. The Midlands sit second on the list, with a mix of clay and mining legacy. The North West, Yorkshire and South Wales make up the bulk of the remainder. Northern Ireland and most of Scotland record far fewer claims, primarily because the underlying geology is older, harder rock that does not shrink and swell with rainfall. Local knowledge, which ground sits under your specific postcode, which species of tree dominate the street, which decade your housing stock was built and on what foundation type, is what turns a generic diagnosis into a specific one.

How a local surveyor accelerates the diagnosis

A surveyor who has worked your borough for a decade arrives at the property with most of the context already loaded: the typical housing stock and its construction quirks, the likely foundation type, the geological map of the area, the streets where mature poplars or oaks are known to drive recurring claim activity, and the local water authority's drainage condition in the area. That context turns a two-hour inspection into a high-confidence diagnosis rather than an open exploration. It is the structural reason our reports consistently land on a clear recommendation within the first site visit.
