Do I need a CON29M coal mining search before commissioning a Manchester subsidence survey?

My cracks appeared after a dry summer in Didsbury / Chorlton / Heaton Moor, is that subsidence?

Possibly, but not automatically. The south Manchester clay belt combined with mature street trees does produce genuine seasonal foundation movement on shallow 1930s strip foundations. It also produces a lot of cosmetic seasonal cracking that is not progressive and does not warrant intervention. An independent inspection, ideally with a calibrated crack gauge and a clear BRE damage classification, is what separates the two.
