Skipping straight to underpinning without identifying the cause is the most expensive mistake a UK homeowner can make. If the trigger for the movement is a leaking drain, you can underpin a foundation and watch it fail again within five years because the soil washout never stopped. If the trigger is a thirty-year-old oak ten metres from the foundation, the right response may be a root barrier and not a single brick of underpinning. A cause investigation is the small, targeted spend that determines whether the large remedial spend is even necessary, and if it is, what shape it should take.
The three causes that account for the vast majority of UK cases
- Clay shrinkage. By a wide margin the most common cause of subsidence claims in the UK. London Clay, Gault Clay, Oxford Clay, Mercia Mudstone and Kimmeridge Clay all lose moisture in a dry summer and contract, dropping foundations a few millimetres. The South East and the Midlands sit on the most shrink-susceptible soils in the country, and major insurers see claim volumes triple in years following hot, dry summers.
- Tree-root influence. A mature poplar, oak, willow or eucalyptus within fifteen to twenty metres of a shallow foundation can draw enough moisture from the surrounding clay to amplify clay-shrinkage subsidence dramatically. Identifying the specific tree, its species, age and root influence is the difference between a small targeted intervention and a major underpinning bill.
- Drainage failure. A leaking, fractured or root-invaded drain can wash fines out from underneath a footing for months or years before any visible damage appears. The damage pattern often mimics clay shrinkage, which is why a CCTV survey of the visible drainage is the first investigation we commission in most cases that warrant any investigation at all.
Less common, but very location-specific, are mining settlement (parts of the Midlands, the North East, South Wales, central Scotland), washout into solution features in chalk (parts of Norfolk, Hertfordshire and the Chilterns), and consolidation of made ground or alluvial deposits (parts of York, Portsmouth, Plymouth and post-war redevelopment areas).
What a cause investigation typically includes
- CCTV drainage survey. A self-contained camera passed through the foul and surface-water drains serving the property. Identifies fractures, displaced joints, root invasion, ingress of fines and reverse falls. Produces a video and a written report with chainage references.
- Tree and root assessment. A chartered arboriculturist or experienced subsidence engineer surveys mature trees within twenty metres, identifies species, estimates age and root spread, and assesses likely root influence on the property foundations.
- Soil sampling. Hand-auger or window sampler boreholes, typically two to four metres deep at strategic points, with laboratory testing for moisture content, plasticity index and (if needed) shear strength. Tells you with certainty whether the soil under your home is actively shrunk or normally hydrated.
- Trial pits. Excavated pits beside the foundation, usually 1.0–1.5m deep, to inspect the footing condition, depth and bearing soil. Used where soil sampling alone is insufficient or where the foundation type is unclear. Reinstated on completion.
- Heave and gas testing. Where heave (the opposite of subsidence, where ground swells upward after tree removal or drainage repair) is a possibility, additional sampling is run.
How a cause investigation gets scoped
We do not commission every test on every property. The point of an independent consultancy is that the investigation is sized to the question. Most homeowner-led cases start with the drainage CCTV alone because it is cheap, fast, and rules in or out the most actionable cause. If the CCTV comes back clean and the property sits on shrinkable clay near mature trees, the next step is a root and soil assessment. Soil sampling is reserved for cases where the diagnosis is genuinely uncertain and the cost of being wrong is high, typically larger claims, disputed insurance positions, or properties with a history of repeated remedial works.
Pulling drain-survey intent into a subsidence framework
Many UK homeowners search directly for a CCTV drain survey because a neighbour, a builder or a previous surveyor mentioned it. We're happy to deliver a standalone drainage CCTV with a written report, but the value is much greater when it is interpreted as part of a subsidence diagnosis. A drain that is mildly fractured in isolation is a maintenance job; the same drain beneath a Victorian terrace with stepped cracking on the rear elevation is the cause of an active claim. Same evidence, completely different significance, and the difference is the engineering interpretation we add to the CCTV findings.
Cause findings as insurance-claim evidence
Insurers expect a clear cause statement before authorising remedial works. The structure they expect is: damage observed → cause investigated → cause identified → proportionate remediation. Skipping any of those steps tends to produce either an under-scoped repair (the cause comes back) or an over-scoped repair (you pay for underpinning when a root barrier would have done). An independent cause investigation is the document that protects you from both.
