A structural crack is one that has formed in the load-bearing fabric of the building, brickwork, blockwork, foundation, structural timber, and which indicates that part of the structure has moved, failed or is spanning a load it was not designed for. A cosmetic crack is one that sits only in the finish (plaster, render, paint) and has no implication for the structural integrity of the building. The two look superficially similar, but the diagnostic, financial and insurance consequences could not be more different.
The five features a surveyor reads
- Pattern. Structural cracks tend to be solitary, decisive, and follow a single geometric line, diagonally across a wall, between two stress concentrators, or tracking the mortar joints of brickwork in a stepped pattern. Cosmetic cracks tend to be multiple, fine and random.
- Width. Hairline (<1mm) and fine cracks (1–3mm) are overwhelmingly cosmetic. Cracks wider than 3mm have a meaningful chance of being structural; cracks above 5mm almost always are.
- Direction and orientation. Diagonal cracks running from the corners of doors and windows, widening upward, are a structural signature. Vertical cracks at the centre of a wall and horizontal cracks at ceiling-to-wall junctions are usually cosmetic (drying shrinkage, dissimilar-material movement).
- Both sides of the wall. Structural cracks penetrate the full thickness of the wall and appear in matching positions on inside and outside faces. Cosmetic cracks sit in the plaster layer only and do not appear externally.
- Progression. Structural cracks tend to grow over weeks or months, particularly across a UK season. Cosmetic cracks tend to be one-off and stable. Marking each end of the crack with a dated pencil line and re-checking after a month is the cheapest diagnostic anyone can do.
The BRE damage classification, what category your crack sits in
The UK Building Research Establishment publishes a six-point damage classification used by every chartered surveyor and structural engineer working in this field:
- Category 0, Negligible. Hairline cracks below 0.1mm. No action needed.
- Category 1, Very slight. Cracks up to 1mm. Easily masked by redecoration.
- Category 2, Slight. Cracks up to 5mm, including cracks at ceiling-to-wall junctions. Some redecoration; doors may need easing.
- Category 3, Moderate. Cracks 5–15mm. Sections of brickwork may need replacement; doors and windows will likely need adjustment. This is the threshold at which an active structural investigation is warranted.
- Category 4, Severe. Cracks 15–25mm with significant structural implications. Door frames distorted, walls noticeably out of plumb, beams losing bearing.
- Category 5, Very severe. Cracks above 25mm with structural instability. Risk to stability of the building.
The vast majority of cracks reported to surveyors fall in categories 0 to 2 and are essentially cosmetic. Category 3 is where independent professional input is genuinely worth its fee. Categories 4 and 5 are unmistakable and almost always already involve an insurer.
Common cracks that look structural but aren't
- Cracks above lintels following the lintel line. A sagging or under-designed lintel produces a horizontal crack directly above the opening. Structural in the sense that the lintel is the structure, but local and easily addressed; not subsidence.
- Stepped cracks confined to a single skin of a cavity wall. If only the outer skin has cracked and the inner is unaffected, differential thermal movement of the outer skin is more likely than foundation movement.
- Cracks at the junction of an extension and the original house. Two structures on different foundations move differently. Junction cracking can look dramatic without indicating subsidence of either party.
- Hairline cracks along ceiling-to-wall coving. Plaster shrinkage at a material boundary. Not structural.
- Multiple fine cracks across a freshly-plastered wall. Drying shrinkage of the plaster itself. Not structural.
How an independent survey reads a structural crack
Each crack is photographed against a calibrated scale, measured with a crack gauge, sketched onto an elevation drawing with width, length and direction noted, and cross-referenced between inside and outside faces. The surveyor then forms a working hypothesis about the cause , clay shrinkage, tree, drain, mining, original defect, and either confirms it on the spot, recommends a focused cause investigation, or recommends a period of crack monitoring through a UK season to capture seasonal variation before making the call.
Why not just ask a builder
A skilled builder can install a structural repair beautifully. They are not typically trained to diagnose cause, classify damage to BRE category, or write the kind of evidenced report your insurer, mortgage lender or buyer will want to see. Diagnosis is a chartered surveyor's or structural engineer's role; repair, when needed, is the builder's. Conflating the two is the source of most of the over-specified underpinning the UK has seen over the last thirty years.

How crack patterns change with property age and construction
Crack patterns are not read in isolation, they are read against the construction type and age of the property. A Victorian solid-wall terrace, a 1930s cavity-walled semi, a 1960s reinforced-concrete frame and a modern timber-frame house all crack differently when the underlying ground moves. Victorian solid walls develop classic stepped diagonal cracks because the brickwork acts as a single monolithic plane. 1930s cavity walls show the cracking primarily in the outer leaf and at the ties, with the inner leaf often relatively intact. Reinforced-concrete frames mask foundation movement until later, then crack abruptly at junctions between the frame and the cladding. Timber frames flex more and tend to show movement as door and window misalignment before cracking. A chartered surveyor reads the property type first, then reads the cracks against that template.
What to do, and what not to do, with a new structural crack
- Don't fill it. Filler hides the pattern and the width and any subsequent movement, all of which are needed for diagnosis.
- Photograph it now. Against a coin or ruler for scale, dated, from inside and outside if possible.
- Mark each end with a dated pencil line. The cheapest possible monitoring, if either end advances beyond the pencil line over the next month, you have evidence of active movement.
- Note the season. A crack appearing in late summer on clay soil behaves very differently from one appearing in mid-winter. Date matters.
- Check the inside and outside. If the same crack appears on both faces of the same wall in matching positions, the implication shifts decisively toward structural.
- Send the photos in for an opinion. A qualified surveyor can usually classify a crack from good photographs, at no cost and no obligation.
How the diagnosis converts into a costed action plan
Once a crack is confirmed as structural, the diagnosis is only the first half of the work. The second half is the costed action plan: what specifically needs to be done, in what order, and to what engineered specification. A good independent report ends with that plan rather than with a vague "we recommend further specialist investigation". For a typical category 3 case on a three-bedroom UK home, the plan is usually a CCTV drainage survey and a season of monitoring, followed by targeted cause-removal works if those investigations identify a specific cause. For a category 4 case, the plan is typically a structural engineer's report and either resin injection or partial underpinning to a specified scheme. The structure of the plan is what gives you something to act on rather than worry about.
