A general structural engineer covers everything from beam design for a loft conversion to steelwork for a basement extension. A subsidence specialist structural engineer is a different proposition, somebody whose practice is focused on diagnosing foundation movement, reading cracking patterns, writing reports that insurers and lenders rely on, and (when needed) designing the minimum intervention that resolves the cause and stabilises the structure. We are the latter.
When you specifically need a structural engineer
- An insurer has accepted a subsidence claim and requires a structural engineer's method statement before authorising remedial works.
- A mortgage valuer has applied a retention pending structural sign-off.
- A buyer's solicitor has requested a structural engineer's report as a condition of exchange.
- Previous remedial work needs a Certificate of Structural Adequacy.
- A neighbour-tree or construction-induced damage dispute needs engineering evidence, typically via a CPR Part 35 expert report.
- Visible damage is moderate or severe (BRE category 3+) and a structural opinion is needed before deciding on intervention.
- You suspect the proposed underpinning is over-specified and want an independent engineering view.
What a structural engineer for subsidence actually does
Diagnosis first: inspect the property, read the crack patterns, understand the load paths, and form an engineering view of cause. Calculation where relevant: assess existing footing capacity, evaluate the stability implications of any active movement, model the loading on monitored elements. Specification where needed: an engineered remedial design, cause-removal interventions first, then resin injection, masonry stitching, beam-and-base or mass underpinning only where the evidence warrants. And finally certification: signed reports, signed certificates of structural adequacy on completed works, and signed sign-off for mortgage and insurance purposes.
The independence dividend
A structural engineer who depends on contractor referrals for the majority of their work is, however technically competent, commercially aligned to contractors. Their reports are not wrong, but they tend toward more intervention rather than less, because that is what the ecosystem they operate in rewards. Our engineers do not derive income from contractor referrals, do not hold tied relationships with underpinning specialists, and write each report on the evidence rather than on the implied next job. That is the practical meaning of "independent" in engineering practice, and it changes the recommendations.

The engineer attending your property is local to your region and familiar with the prevailing geology, the typical housing stock, and the regional patterns of subsidence cause, clay shrinkage across the South East and Midlands, former mining settlement across parts of the Midlands and the North, alluvial and made-ground issues in specific city areas.
Credentials
Every engineer engaged on subsidence work holds Chartered Engineer status (CEng) through either the Institution of Structural Engineers (IStructE) or the Institution of Civil Engineers (ICE), and carries professional indemnity insurance in line with their institution's requirements. Several are also RICS-accredited surveyors and several act as practising expert witnesses under CPR Part 35. Continuing professional development records are maintained in line with each institution's annual CPD requirements.

Working alongside contractors without becoming one
Where engineered remedial works are required, our role ends with the engineering scheme and (where instructed) the supervision of the build. The construction itself is procured separately from a contractor of your or your insurer's choice. We are happy to recommend appropriate procurement routes, advise on competitive tendering, and (on insurance-funded schemes) review the contractor's method statement before works begin. The engineer retains independent oversight throughout, which is what distinguishes a properly delivered scheme from a contractor-led one in which the engineering judgement and the build commercial interest sit in the same hands.
